Why the labels bring value to the assets of our customers

More than ever, environmental quality contributes to the promotion of any real estate project. As the need for more virtuous square meters arises, Kardham is accelerating the development of its sustainable development consultancy activity. Interview with Frédéric Maillet, director of the Consulting department.
Business Immo: What is your approach to sustainable development consulting?
Frédéric Maillet: Kardham Conseil's mission is to support project owners and usage managers throughout the value chain of a real estate project: from upstream (strategy, programming, etc.) to downstream (delivery, start-up) through project management. Our approach to sustainable development is fully integrated into this approach.
In an integrated and undisturbed approach, our teams of consultants are confronted on a daily basis with a range of organizational, digital and environmental issues. This last dimension is conceived in the same logic of accompaniment of building owners in their construction or rehabilitation projects, but also of building owners in the fine exploitation of the building with a strong look on uses, services and the place of the human.
BI: What are the pillars of your environmental approach?
FM: First of all, we believe today that a real estate project cannot take place without putting people at the heart of the process. In a constant concern for quality of use, our approach is structured around three pillars: building, layout and quality of life at work (QVT), a major issue in organizations. These three pillars respectively aim to enhance the environmental quality of the building, to integrate the well-being of employees in the design of facilities and to enhance CSR and HR policies.
Based on a global and transverse vision, but also on our many feedbacks, the Sustainable Development Consulting department - driven by its value of commitment - selects best practices in terms of energy efficiency and low carbon real estate . In addition, we support our customers in the certification of their facilities such as the OsmoZ label, to which we are very attached, which is part of the extension of all the HQE certifications issued by Certivea or the Well label. The operations and HR components are fundamental insofar as a poorly managed and animated building can compromise all of its energy performance and quality of use. This is the reason why our support within the framework of OzmoZ is available in a three-year cycle until the stage of renewal of the labeling.
BI: Is your head office subject to an OsmoZ label?
FM: Kardham's Paris headquarters in 17th arrondissement in Paris (1,600 m2, 140 workstations, 180 people) is considered to be one of the pilot projects for the OsmoZ label, and Kardham is today the second French company to be labeled OsmoZ Aménagement and has an “OzmoZ label” referent. Kardham initiated this labeling on the three pillars - building, development and HR animation - in June 2018. The planning pillar was validated in June 2019, while the other two are in the process of labeling.
BI: What is your view on the evolution of certifications?
FM: Because we consider that the certifications and labels, multiple and varied, bring value for the assets of our customers, and constrain an obligation of result, we advise and support them to choose the most suitable certifications in tailor-made logic. In an increasingly disruptive and increasingly competitive market, certification is a major asset for investors and users. The decree relating to tertiary real estate published in 2019, and the future RE2020 planned for 2021, will have to give a strong impetus to all the environmental and energy approaches in force, with significant progress towards low carbon. We should not forget that the major regulatory developments in France have always accompanied the major economic and societal changes.
After the environmental and usage labels, the Kardham Consulting department is now focusing very seriously on the Ready 2 Services (R2S) digital certification, which is based on a service logic. Undoubtedly, the next step to take leads us towards Smart Building projects, at the service of its users and our environment.
